ENTERING:

Please enter by finding the Lockbox key attached to the front door handle.

Code: 4809

Please lock the door when leaving the house.

**A Lockbox code must be put in when returning the key to the Lockbox upon checkout. Please do not force the box to close because it will break the Lockbox.

NO SHOE POLICY:

We have a no-shoes-in-the-house policy. The entranceway has a place to remove and store shoes and hang coats comfortably.

This maintains the retreat energy of the house as it separates the indoor space from the outside and keeps everything much more sanitary for you and all the guests that visit. We appreciate your cooperation greatly!

NO SMOKING:

This house is a 100% smoke-free house.

If you must smoke, please do so while walking on the road, not near the house, and be sure to put out any buds and take them with you to keep this unique road respected.

NOISE LEVELS:

Please respect that neighbor who lives nearby and would like noise levels to be as quiet as possible. We want to share the peace and quiet of the country with you but need you to help keep the peace with the neighbors.

If music is your thing, please play it indoors only and at a reasonable level. On the other hand, if making a lot of noise is what you need to enjoy, your stay may not be a perfect fit for you. Let us know immediately.

Parties are PROHIBITED,.  You are welcome to enjoy a small, quiet dinner!

HEATING:

Most rooms, including the living room and both bathrooms, have their wall-mounted thermostat that can be adjusted to your comfort and according to your needs.

The downstairs bedroom has a free-standing electric heater that can be adjusted. The heating can stay on while not at the house; be sure nothing is too close to heaters!

The Main Living room area has a powerful gas-heating stove that creates heat and adds beauty and ambiance.

A remote control allows you to lower the thermostat, flame height, and fan speed or no fan at all.

When the weather is very cold, the thermostat should be no lower than 75 degrees, and flame and fan on high to ensure you stay cozy.

The fan can be on or off if it is not too cold.

This heater will warm the upstairs open bedroom area as well.

COOLING:

The main living room area has a powerful AC wall unit, and the lower bedroom does. These two units cool down the house as needed. We also have room fans if you prefer or like to use those in addition.

BATHROOMS:

Please note that most places in the upstate area are not in the center of a town, and the homes have a private septic system.

Septic Systems are sensitive and do NOT handle anything but toilet paper.

Wastebaskets for other things, including wipes, will be found in each bathroom. To avoid any unpleasant issues of toilets backing up or unnecessary expensive plumbing repairs, PLEASE BE MINDFUL to use care and follow these rules.

Please note: The downstairs bathroom has an ecologically designed low-flow toilet, which means it takes a little longer to fill after each flush but will fill and be ready to flush again shortly after that.

The bathtub should be attended to while filling to avoid overfilling, and please do not fill too high so that once you enter, the level will still be below the top safety drain opening to AVOID flooding.

*Please make sure glass shower doors if fully closed to avoid water going out on the floor.

HOT WATER:

Hot water is available on demand and should be plenty.

DRINKING WATER:

Our water comes from a spring-fed well.

PARKING

We have parking in the circular driveway for several cars.

PLEASE NOTE;

When conditions are icy or snow is expected, please do not park directly in front of the steep driveway across the street to ensure your car is not directly in front of that neighbor's driveway to ensure that your car is protected in case of an icy driveway when the neighbor is coming down the hill out of that steep driveway.

You can park in all other driveway spots; please reach out for clarification if you have any questions about that.

SHEETS AND TOWELS:

They are provided on beds and in bathrooms. If you need any additional ones, they will be available in cabinets. Still, we try to be green and avoid using more than is needed to conserve energy and be mindful, and we appreciate you doing the same when possible.

*You do NOT need to strip the beds or put the towels in the wash upon check out; our cleaning crew will happily care for everything.

DISHES AND COOKWARE:

We provide dishes, utensils, pots, and pans for your cooking and dining enjoyment. Feel free to use the electric cooking stove and oven.

DISHWASHER:

You can use the dishwasher if you wish.

FOOD:

You are welcome to use any food you see at the house.

GARBAGE:

This area has bears that love to go through the garbage. Therefore, no garbage can be left outside.

We have a garbage and recycling bin in the house's front entrance at the bottom of the ramp.

You can keep garbage and recycling inside, but if you need to take some out of the house, please put it only in a closed plastic bag and lock the shed to avoid attracting the bears and a messy cleaning job they leave behind...

CLOSETS AND DRESSERS:

If you wish to unpack and make partial use of the hanging closet spaces, you will have a few drawers in the dressers that will be empty for your use.

*Please Note: This house is actually lived in by the owner when not rented. Therefore, some personal items will be in sections of the closets and some of the drawers.

They will be covered in closed garment bags or storage bins.

BACK DECK:

The back deck is magical; in the winter, you have magnificent partial views, and in the warmer months.

*IMPORTANT: Please be cautious not to lean On/ Over back railings since below is a cliff drop. NOT appropriate for unsupervised children!

BACK YARD:

The backyard also has a drop; therefore, it is inappropriate for playing ball games or having unsupervised children.

FIREPIT:

The house has a small Outdoor ground Fire Pit. With supervision, please use caution at your own risk and ensure water is on hand to put out the fire fully before leaving it.

WASHER / DRYER:

You can use the washer-dryer if needed.

SLIDING DOORS/ WINDOWS.

We have three large sliding doors to the large back deck. You are welcome to open them, but please do use the screen sliding doors when they are open and lock them when you leave the house.

Most Windows of the House have screens; if you are opening windows, please use the ones with the screens to ensure mosquitos stay out.

SNOW / ICE:

In the winter, we get snow and ice in the area, and we will do everything we can to have it clear and ready for your arrival as soon as the plow person arrives. We will also send someone to clear snow if it happens to snow during your stay after your arrival.

Sometimes, it takes them a bit to get there since they service multiple properties. But, it is a magical time to stay and enjoy the house's coziness, and know they will get there as soon as possible. We appreciate your patience.

We will leave a shovel if you need to create a path.

POWER OUTAGES:

The Catskills have power outages on occasion. They usually get everything up and running again within a few hours. We regret that we have no control over that, which is part of the country's living experience. If you inform us of a power outage, we will report it or check if it is already reported.

The house has the best wifi that we can provide. It, in general, is very reliable, but on occasion needs to be rebooted or service issues in the general area addressed.

Again, we do not have total control of that, but just wanted you to be aware of that potential.

The electric panel Is located in the entrance hallway closet.

Spencer Road;

This road is great for walking and enjoying the views, and please enjoy it!

The nearest supermarket Is Bears Cab in Bearsville, further on 212; Sunfrost, a great restaurant, and in Woodstock Sunflower Organic Market.

My personal favorite:

1. The Pines on 212 is the closest and has a delicious breakfast. Limited hours; please check online. The Phoenicia Diner. It is very popular. Please expect to wait in line

2. Sweet Sue in Phoenicia is a beautiful Pancake House

3. The Garden Café on the Green center of Woodstock and Joshua is also near the car.

4. Silvia's on Main Street on Woodstock is one of our favorite reservations recommended

5. Red Onion has a great Food cozy atmosphere. A touch past town reservation is recommended

6. Mud Club: Fantastic breakfast, outdoor sitting, and to go

7. Bread Alone is a great local hang-out

8. The Cocina Italian menu in Woodstock reservation is recommended
